Property: brand, website and campaigns that sell

Communication for people selling and developing property

Property has a quirk that changes everything about how you communicate: the product is expensive, it's unique, and it disappears the moment it sells. A development campaign has a useful life of weeks or months; an estate agency brand has to last years and serve different agents, each with their own style. The two problems are solved in opposite ways, which is why it's rarely worth treating them with the same material.

We work both sides: the promotional website for a development, built to last for the length of the sale and built around imagery, floor plans and video; and the identity of an estate agency or a developer, with rules that let each agent produce material without pulling the brand apart.

What usually holds sales back

Requests from this sector almost always reach us for one of these reasons.

The development only exists on the property portals

The photographs, floor plans and areas are lost among hundreds of identical listings, and there's nowhere the project gets presented as a project, with the neighbourhood, the finishes and the build timeline.

Enquiries get lost

Requests come in by phone, by email, through the portals and through social media, and nobody can say how many there were or where they came from.

Every agent has their own version of the brand

The window cards, the posts and the business cards are made by different people, with different logos and colours. The whole thing reads as an improvised company, when it isn't one.

The website is heavy and slow on the phone

Property photographs are the heaviest images a website usually carries. Left untreated, the visitor gives up before the gallery opens.

What we usually do in this sector

The scope changes depending on whether it's a development, an estate agency or a developer, but these are the jobs asked for most.

Development websites and pages

A page or a website dedicated to a single project, with the concept, the layouts, the floor plans, the gallery and the video, and the contact form always to hand. That was the case with Alto das Agras.

Estate agency or developer brand

Name, logo, palette, typography and usage rules, plus the templates the team uses day to day: property listing, window card, social post and owner presentation.

Winning-instructions and sales campaigns

Paid ads and organic content split by objective: winning instructions from people who want to sell and finding people who want to buy are different campaigns.

Physical materials

Site hoarding and graphics, for-sale signs, window displays and printed material for viewings. This is where the brand gets seen first, often before the website.

Links to the systems you already use

When there's a property management program, the website can pull listings from it and send enquiries back.

Services most requested by property companies

Each page explains the process, what you get at the end, and the questions asked most often.

Projects in the sector

Alto das Agras is a promotional website for a development in Aveiro, built for the agency selling it, built around imagery and video. MAG – Real Estate and PMD – Realestate are brand and communication work for companies in the sector. The rest is in the portfolio.

Common questions from the property sector

The questions that reach us most often before starting a project in this area.

Can the website pull listings from the program we already use?

It can, as long as the program offers a connection for it. That's the integrations and APIs work: the website starts reading listings from the management system, and there stop being two lists that don't match. Before quoting, we check with the program's supplier what's available.

Is it worth a website for just one development?

It's worth it when the project has an identity of its own and a defined sales period. A dedicated page lets you tell the project's story with the detail a portal listing can't hold, and measure precisely what each campaign brought in. Once the sale is over, it can stand as a reference case for the developer.

How do you keep the brand consistent across several agents?

With written rules and ready-made templates. Instead of everyone designing from scratch, each agent gets a set of templates for property listings, window displays and social media, where only the text and the photograph change.
